Land and Property development, investment consulting
Land development is an investment which is aimed at making profit and benefit from row land by means of land planning (city planning) according to the demand and needs.

Sometimes it can be done by picking separate lands which are located in 100000 parts of master city plan and joining by planning. If it is totally indivisible land, it can be only planned and represented as a final product for marketing and sale. Sometimes investors can ensure the lands themselves. They can be sold, given to the construction companies as a joint venture or rented.
From time to time the lands which belong to the government, municipality or personally owned become suitable for construction by planning or replanning.
The next step of land development is property development.
A land development project has to be done in minimum 500000 sq.m., if the object is less than this amount it becomes a subject of property development.
The main subject for land developing is finding a suitable land. While choosing, it occurs sometimes, land developing is realized according to the land specification, sometimes choosing the land depends on the aim of the investments or investors. For example, to establish an agricultural land project we have to find plentiful lands, which have enough clean water resource inside, located in a suitable climate area and far enough from city residential and commercial areas. If the aim of investments is to establish industrial areas, we prefer lands located near the railways, roadways, harbors, moreover, these areas have to be suitable for the residence of employees, at a suitable price for each sq.m. Besides, land searching process has its own criteria and characteristics for tourist and commercial areas… Land elections, as well as topographic land situations, geographical formations (plain, hill, mountain), cadastral specifications have to be taken into consideration by investors.
In addition to this, while choosing the suitable lands, unit price per sq.m., the owner specification of land ( one or several persons, company, government, municipality and etc.), their perspectives and aims become very important. Of course we should analyze land’s price dynamics for the last period (2-3 years), type of investors which are interested in this area and what kind of construction or population was determined according to the city planning.
The land will be developed under the conditions of these criteria.
If we clarify the subject, land development takes place in 7 steps, including:

  • Determining the suitable land according to the needs
  • Searching and finding
  • Picking and supplying the land
  • Negotiating with investors
  • Constituting investors
  • Planning (city-urban planning)
  • Marketing to final investors
Up to now, the subject that we discourse was determined by the needs and finding the suitable land which is needed, the next step is supplying the land. This also belongs to a different owner like government or person.
