It's been exactly 10 days since I came from the island, my investors' demands, more than 30 plots to see, 30 of them I chose from among 210 plots, I toured the whole coast 3 times in 15 days, 6 of the 30 plots that fit our price, location, location criteria. it was available after physical analysis, in architectural project inquiries, one of them was close to military areas, the other was the coast protection law of the region and it was eliminated from the status of being more than twice as unable to give even though it was chapter 96 (2.2 precedents), the other was the property of a land owner living abroad, his relative on the island. He was eliminated when it was understood that he was unauthorized to express himself as an authorized person, and that he was even after a game.
When I eliminated the prices from the beginning, landlords behaved like natural gas was already found in the country, foreign investors were in the queue, and you were making a loss when you bought the place, got the architectural project and license and built the building. A person cannot occupy more than 1338 m2 anyway, and even the answer you get when you ask the city planning office about the status of the land is not sufficient for the result, it can mislead you. If you don't have a good and trustwothy team, your lawyer, architect, land suppliers and even everyone will make you lose your donkey and then compete for a high price. Almost everyone you come across will tell you how it will not work, not how it could happen, or they will say it's okay to everything, but you will face the consequences. I've been doing business on the island for years, even if I'm still living these things, I can't imagine the situation of a new investor, unfortunately, this is the case...
As a result, it was a trip that I could not solve except for a few small jobs, and I am still continuing to solve it from Ankara. My investors are still waiting for me to make purchases for them, but as a person who does not feel comfortable with me and does not buy my investor a place that I would not buy for myself, price, location, location, shape, price, etc. I don't make purchases unless the zoning conditions are the place that suits me, our friends still continue their work, as of yesterday I liked a few places, we are now doing detailed research.
